CURBED BOSTON: FORT HILL BOOMLET




Check out this great write-up by David Bates in his weekly feature on Curbed Boston regarding the emerging neighborhood of Fort Hill, Roxbury. Kamran Zahedi, President of Urbanica was interviewed for the article.

Part of the attraction of Fort Hill cited by the article was "urban oasis", "gorgeous neighborhood", "value", " the next big area", "tree-lined but minutes to everything", "sense of community" and "just a nice neighborhood overall".

Here is a quick sneak peak at the interior finishing at 74 Highland eHomes. Based on a gray tone palette, the materials selected create a sophisticated interior that fit today's modern family.

The two-toned kitchen offers both function and style. The under-mounted stainless steel kitchen sink with Grohe Concetto kitchen faucet is centered in front of the window for views and light. Right next to the sink, a built-in stainless steel Bosch dishwasher provides easy access.

Along the main kitchen wall, the electric stainless steel Bosch range/microwave hood combo with the crisp quartz counter-tops provides ample cooking and prep space for a small family.

PV SYSTEM @ 74 HIGHLAND

Urbanica is partnering with Transformations Solar for the PV array installation at 74 Highland eHomes. Transformations Solar is one of the leading expert in the field of solar installations in Massachusetts.

For 74 Highland. each townhome will be equipped with a 6kW photovoltaic system that will produce an estimated annual output of 7,226kWh. The panel specified for this project will be the high quality 280W PV modules by LG Electronics.

The homeowners have an option to buy or lease the system. For the purchase option, the payback on the total system cost is estimated at 5-6 years. For the lease option, the monthly payment is as low as $89/month. This represents over 40% savings over the Eversource (formerly NSTAR) electric utility rates.

More importantly, the environmental benefits from the solar array for each townhome is equivalent to:
  • The annual greenhouse gas emissions from 11,864 miles driven by an average passenger vehicle
  • The CO2 emissions from the burning of 5,352 lbs of coal
  • The carbon sequestered by 4.1 Acres of U.S. forest in one year
  • The carbon sequestered by 128 tree seedlings grown for 10 years

Van Voorhis reports that "developers in Boston and the suburbs are scrambling to keep up with the demand, retrofitting existing homes and building air-tight, heavily-insulated, and solar-panel-bedecked homes from the ground up."
