ROXBURY COMMUNITY CONSTRUCTION JOB FAIR


Last Thursday (March 15, 2018), a Community Construction Job Fair was held in Roxbury, Boston. Urbanica + Berkeley (representing Melnea Residences) and Cranshaw Construction (representing Marriott Residence Inn) opened up job opportunities to the local community, especially to Boston residents, minorities and women.

BREAKING GROUND!

Urbanica is excited to announce that Parcel 9 Melnea Residences started construction in November 2017. This 50-unit apartment building is aimed to bring high quality living experience to the neighborhood of Roxbury. 7 units will be affordable to households earning at or below 70% Area Medium Income.

The team is actively working on the foundation right now. During the construction period, the team's goals for diversity in the workforce are 51% Boston residents, 51% minority and 15% women workforce participation, and 40% of all contracted trades to be done with Minority Business Enterprise. Completion is expected in March 2019.

PARCEL 9: MELNEA HOTEL + RESIDENCES PROJECT CONTRIBUTING $400K TO ROXBURY COMMUNITY ORGANIZATIONS


 
 

As part of the community benefits created by the Melnea Hotel + Residences project, $400,000 was contributed to community organizations in Roxbury on October 12, 2017. Mayor Martin J. Walsh, accompanied by officials from Boston Planning & Development Agency (BPDA), presented 12 community-based organizations with the community benefit funds for workforce development initiatives for Roxbury residents. Kamran Zahedi, President of Urbanica Inc., participated this event with great honor.

In addition to contributing the funds, the Melnea Hotel + Residences project will bring new jobs and affordable housing to the area. Urbanica is pleased to see how development can empower communities.

PARCEL 9 MELNEA HOTEL AND RESIDENCES UPDATE

Recent Construction Condition (Summer, 2017)

After continuous efforts, Parcel 9 Melnea Hotel broke ground in the spring of 2017. All the ground work, first floor steel structure and elevator shaft have been completed.

The construction of Parcel 9 Melnea Residences is expected to launch in early fall. Urbanica is actively working with all other team members to push the project forward.

URBANICA IS ON BOSTON BUSINESS JOURNAL

Mary Moore, reporter from the Boston Business Journal, wrote a fantastic analysis on the up and coming neighborhood of Roxbury. Mary wrote "that the area has witnessed significant resurgence as hundreds of millions of dollars in public and private sector projects come to fruition in the neighborhood's core and on its fringes". This has lead to the growth of median prices far exceeding the rise in values across Suffolk County and across the state. Two of our projects, 226-232 Highland Street E+ Townhouses and the Parcel 9 Melnea Hotel and Residences were featured in the article.

A couple of our home buyers at 226-232 Highland Street, Ted Resnikoff and his wife, Suleykan "discovered this hidden jewel" of a neighborhood that is mere minutes away from downtown Boston. The energy efficient project is slated to be LEED Platinum certified and the houses actually produces more energy than it consumes, hence the term "Energy Positive". The quality finishings, the modern contextual design and the sustainable aspects of the project helped in breaking new ground in sales prices. In return, the buyers were able to get more value for their money with new construction, more living space, lower comparative prices, room for future capital appreciation and most importantly, the opportunity to live in a strong historic Boston neighborhood.

While there are concerns that long term residents will be pushed out due to gentrification, the fact remains the as Roxbury progresses with new developments of market rate housing alongside other bigger institutional developments around Dudley Square and Northeastern University, the long term prospects of the residents will greatly improved with locally created jobs and wealth.

In fact, this is the driving principle for our development of Parcel 9 Melnea Hotel and Residences--a multi-million dollar mixed use complex that boast a 145-room hotel, 50 apartments, retail and community spaces. The hotel and retail components will help create local jobs while stimulating the surrounding micro-economy. In tandem with the developments at Dudley Square and Parcel 10, we believe that these projects will create the momentum in rejuvenating the area and help this amazing neighborhood reach greater heights.

PARCEL 9 MELNEA HOTEL AND RESIDENCES: BRA BOARD APPROVAL!

Our most ambitious project to date, Parcel 9: Melnea Hotel and Residences, received approval from the Boston Redevelopment Authority Board of Directors on Tuesday evening!

The $63-million project on the 1.3 acre lot dubbed Parcel 9, which is located adjacent to Ramsay Park, will have a 145-room hotel, 50 residential units as well as ground floor retail and community space. 

The development team include Urbanica Inc, Melnea Partners LLC, the world-class architecture firm of NADAAA and award winning local architects D/R/E/A/M Collaborative.

On November 16, 2010 the BRA put an RFP out on Parcel 9 and Parcel 10. On July 25, 2011 the authority received three proposals for Parcel 9. Following the submission of the proposals, the BRA, MassDOT, and the Project Review Committee, made up of community stakeholders, held 8 working sessions and one community wide meeting to review the three proposals. On January 30, 2012 the PRC voted to recommend Urbanica's proposal to be tentatively designated as the redeveloper of Parcel 9 and on February 6, 2012, the Roxbury Strategic Master Plan Oversight Committee unanimously voted to endorse that decision.

FROM WEEDS TO RENAISSANCE

Neighborhood revitalization is a core value  that we hold dear to. We strongly believe that good design and responsible development can vastly improve the quality of life for inner-city residents. 

We could not agree more to the statement made by the Chairman of the Roxbury Strategic Master Plan Oversight Committee, Darnell Williams, that inner city projects need to be commercially dynamic. It needs to more than mega-institutional projects. The vitality and energy of neighborhoods have to extend beyond the 9-5 schedule. We are confident that our proposal for a hotel, retail spaces and residential buildings will be crucial in providing the spark for neighborhood activities around the clock. 

Without a doubt, the upcoming Melnea Cass Boulevard developments are signs of greater things to come for the Roxbury neighborhood.

PARCEL 9 FEATURED ON THE BOSTON GLOBE

The excitement surrounding Parcel 9 is fast rising in the cit;  the project was featured on Boston Globe on May 29, 2012 with Casey Ross of the Boston Globe writing " For decades, Melnea Cass Boulevard in Roxbury has been no more than a high-traffic passageway to other parts of Boston. But under new plans approved by Boston regulators, Melnea Cass is due for a dramatic change that will result in new shops and restaurants, a supermarket, a hotel, and dozens of homes."


Parcel 9 will be one of two key projects that will  spur the development of the area. Kamran Zahedi, principal of Urbanica, feels strongly that “the neighborhood needs activities that strengthen the culture that’s already there. We’re not trying to bring the South End to Roxbury. Roxbury is going to take its own shape based on its landscape and demography.”


There are high hopes for Parcel 9 and Parcel 10 to spur an economic revitalization in the Roxbury/ Dudley Square areas. Urbanica is proud to be part of this renaissance of area.
