Urbanica Inc. is proud to submit is proposal for 273-287 Highland Street, Boston. E+ Highland Street is proposed as a mixed income residential development with abundant green building features. The building program consists of 20 condo units, with a varied mix of lofts and two bedroom units. Urbanica Inc. submits proposal for 24 Westminster Avenue
Urbanica Inc is pleased to submit its proposal for 24 Westminster Avenue, Boston. The project proposed is a compact residential development. The building consists of 9 residential units totaling around 8,000 Sq Ft with 5 on-site parking spots, bicycle parking, trash and additional service spaces.
The building will have a starter loft for young homeowners and a multi-generational townhouse for the modern family structure. The smaller lofts are designed for the young urban person in mind. The unit is designed to be sparse but with built-in opportunities for growth in the future.

Urbanica Inc submits proposal for Dudley Street Commercial site
Urbanica Inc. has submitted its proposal for the Dudley Street commercial site. Our proposal is to fully realize the vision of a cultural center and develop a "Teacher's Place". This concept features mixed income housing and an educational center for teachers, educational support staff, as well as other families. The Teacher's Place is designed to create a community of like-minded individuals who live, learn and support the neighborhood.
In Boston, two issues reported repeatedly are that educators cannot afford to live where they teach and that there are not enough minority educators. At Teacher's Place, increased affordable housing choices will retain educators in the community and attract more minorities to work in the educational industry.
The project will build 261 units of housing with 210 parking spaces. 100 units will be homeownership condos and 161 units will be rental apartments. 202 or 77% of all units will be affordable or workforce housing for families earning between 30% and 100% AMI.
Over 15,000 Sq Ft of the ground floor development will be commercial space, including an educational "Q space" that offers customized training programs, a micro market with small stalls for local businesses to grow, a kitchen incubator, gym and common room for residents, as well as a few other retail spaces for medium sized businesses.
Teacher's Place looks to creates a synergy with the existing resources, strengthening the identity of Dudley Square.

Urbanica Inc. submits project proposal for Parcel 39A
Urbanica is excited to announce its project proposal for Parcel 39A in the Charlestown Navy Yard. The proposed project builds on the charm and history of Charlestown while also providing its own contemporary vision. The building will have 39 residential apartment units and 39 residential parking spots. Five of of the units will be priced between 80% and 100% AMI.
In addition, the project includes an active ground floor with a food market along with space for educational events and local non profits. Our goal is to invigorate the neighborhood, provide important amenities, and create a destination for CNY youth, residents and visitors.

Urbanica Inc. submits proposal for 526-528 and 530 Dudley St, Burrell St
Urbanica Inc. is excited to announce its project submission for 526-528 and 530 Dudley St and Burrell St in Roxbury. Our proposal is an affordable homeownership development. The building will contain twenty-one (21) condominium units, with a mix of nine (9) 1-bedroom units, nine (9) 2-bedroom units and three (3) 3-bedroom units. Ten (10) units will be affordable to households earning at or below 80% AMI. The other eleven (11) units will be affordable to households earning at or below 100% AMI. Nine (9) covered and three (3) uncovered parking spaces will be provided on-site to minimize the impact on local traffic.
In addition, the building will create around 1,700 Sq Ft of retail space that will promote local businesses. Urbanica will assist the commercial tenants to secure funding for their growing businesses. The commercial space can be divided by up to 5 for-sale smaller units .
The proposed building is a four story and L-shaped structure. The design is inspired by the apartment blocks and brownstone buildings in the area. The building will be constructed using Passive House principles and strive to meet LEED Silver certifiable standards.

Urbanica Inc. submits proposal for 64 Catherine Street, Jamaica Plain
Urbanica Inc. has submitted a proposal for 64 Catherine Street, Jamaica Plain. The proposal introduces the townhouse type to the Woodbourne neighborhood, contributing to the diversity of homes while remaining respectful to the existing character of the area.
The building consists of two 3-bedroom units, approximately 1,600 sq ft each., sharing a central party wall.
The house's form and orientation serve to maximize natural daylight and solar gain for the photo-voltaic array that will generate more electricity that is needed on site. The building is also designed for minimal heat loss during cold seasons while also allowing passive ventilation . Additionally, there is a strategy for the capture and recycling of on-site run-off for local grey water use .

Urbanica Inc. submits project proposal for 120-122 Hancock Street
Urbanica Inc. is pleased to submit a proposal for 120-122 Hancock Street, Dorchester. The project is being proposed as an affordable housing development. The building will contain fifteen condominiums, with a mix of five 1-bedroom and ten 2-bedroom units. Eight units will be affordable to households earning at or below 80% AMI. The other seven units will be affordable to households earning at or below 100% AMI. Nine covered parking spaces will be provided on site to minimize impact on local traffic.
We sought out to create a project that revitalizes an underused sight into something contemporary while also keeping the vision of a Bostonian neighborhood. The design is inspired by the triple decker and bow front homes that are unique to Boston. The hillside site presents the opportunity for a terraced building strategy.
The project also continues the trend of Urbanica's energy efficient developments, meeting LEED Silver standards.

Urbanica Inc. is proud to submit it's proposal for 405 Washington Street, Dorchester. The project we are proposing is an affordable and workforce homeownership development. The building will contain twelve condominium units, with three 1-bedroom, seven 2-bedroom and two 3-bedroom units. Four units will be affordable to households earning at or below 80% AMI. Four units will be affordable to households earning at or below 100% AMI. The other four units will be affordable to households earning at or below 120% AMI. Ten on-site parking spaces are provided to help minimize the impact on local traffic. In addition, the two units on the first floor will have a live-work space that will provide commercial vitality to the community.
The proposal strives to meet the objective of creating mixed income affordable home ownership housing, while also reflecting the significance of Washington Street. Our goal is to build a project that is both contemporary and contextual. As part of our design process, we researched what was on the sight previously and found a residence with some architectural merit. Based on a 1977 photograph, we were able to discern a front porch, gabled roof, dormers, as well as some external material details. Our proposed building incorporates some of these design elements as a way to connect the history and legacy of the site with modern design and construction.
This proposal will continue our trend of producing ecologically conscience developments. The project will meet either Silver LEED standards by using a combination of sustainable construction strategies and a very high level of energy efficiency.
